Our Spanish Villa
No 1 Los Abetos is a detached 4 bed, 4 bath villa set in its own landscaped gardens with private parking. The villa can be rented out as a whole unit or split into two self contained apartments. It is situated on the exclusive urbanisation of La Sella Golf with its own Security patrols which gives peace of mind and ensures a stress free holiday.
Upper apartment features master bedroom with two singles or one super king size double bed, air con, ensuite bath, shower, vanity unit and toilet. Second bedroom has twin beds, air con, with separate shower room sink and toilet. Lots of wardrobe, drawers and storage space in both bedrooms. The large open plan kitchen diner and lounge feature an open log burning fire, air con, two large sofas, coffee table, TV. dining table, fully fitted kitchen with half gas and half electric hob. Full size electric oven, large fridge freezer, separate utility room with hot water tank, linen cupboard, washing machine, microwave and storage. Patio doors from dining area lead out onto a sun terrace. Door from lounge leads out onto a balcony with outdoor dining and BBQ area. Door from utility room leads out to the rear of the villa and car port.
Lower apartment features a large master bedroom with patio doors onto terrace, two singles or one super king size double bed, air con, ensuite bath, shower, vanity unit and toilet. Second bedroom has a single bed with use of a separate 1200 shower, vanity unit and toilet. Plenty of storage and wardrobe space. Open plan lounge features a double sofa bed, small American style kitchen with cupboard storage, two burner hob, sink, larder fridge and Microwave grill/oven, dining table. A separate utility room houses hot water tank, washing machine and linen store. Main door leads from porch/Hall to a large paved sun terrace with outdoor dining table and outdoor kitchen/BBQ. Parking for lower Apartment is opposite the front of the villa in dedicated parking bays on Avinguda de la Marina Baixa and accessed from the side gate in the garden.
Access lower apartment
When the lower apartment is rented solely all access in and out is through the side gate.
From the side gate on the Avenue, there are two steps inside the garden to access the lower apartment. The lower apartment is built on two levels with two steps up from the entrance door into the open plan lounge and a further step up into the hall and down into the master bedroom. The nearest swimming pool is accessed through a small unlocked gate opposite the villa across the Avenue. A grassy slope to the right following the hedge or wooden steps to the left will take you to the first pool. With level kids play area, sunbathing and shady area. A further 4 pools interconnected by waterfalls are accessed by steps below this pool. Another single pool situated on Buganville is accessed by walking down the hill. Turn immediately right, walk to the entrance and there are sun benches and sun bathing areas around this pool.
Access upper apartment
When the upper apartment is rented solely, all access in and out is from the rear of the property. The steps down at the front into the lower apartment must not be used.
From the avenue at the rear of the property there is a car port. Entrance into the upper apartment from the car port is via 6 steps up to the rear door leading into the utility room. There is a step up into the kitchen and thereafter the apartment is all on one level. From the outside at the rear of the car port there are a number of steps approx 12 leading up to the front door and upper sun terrace and balcony. The metal door below the 6 steps at the rear entrance houses the gas bottle for the stove. The metal door down the steps behind the car port houses logs for the log burner. Keys for these can be found in the Apartment. The nearest swimming pool is accessed through a small unlocked gate opposite the villa across the Avenue. Leisure amenities close by within 100 metres walking distance include well maintained stables for horse riding, 8 tennis courts with professional coaching available, boules pitch, restaurant, bar, a mini-market selling fresh baguettes and croissants each morning, pharmacy and the Promociones site management office.
Just a few minutes away is the new 18 hole Jose Maria Olazabal golf course, hosting the Nick Faldo Marriott Golf Institute with a separate six hectare practice area with teaching facilities. A clubhouse for members and guests boasts an excellent restaurant, bar, lounge, changing rooms, a golf retail shop and buggy storage area. There are several other good golf courses in the area.
Denia on the Costa Blanca looks back on a turbulent history. “The Castello” castle from the 16th and 18th century (today an archeological open air museum) dominates the city giving it a special character. Modern supermarkets, banks, shops and restaurants of all nationalities have all helped Denia adapt a cosmopolitan character while remaining a charming harbour city.
The road network is excellent. The AP7 (Auto Pista No.7) motorway is close to La Sella and the international airports of Alicante and Valencia can be reached in one hour.
